Down payment
Breakdown
This is an estimate only, not lending advice. Actual loan terms depend on the lender.
How it works
Down payment = home price × down payment % ÷ 100 Loan amount = home price − down payment Loan-to-value (LTV) = loan amount ÷ home price × 100 Closing costs = home price × closing-cost % ÷ 100
Worked example: on a ₹60,00,000 home with 20% down, the down payment is ₹12,00,000, the loan is ₹48,00,000, LTV is 80% and 2% closing costs are ₹1,20,000. At 10% down instead, the down payment is ₹6,00,000, the loan is ₹54,00,000 and LTV is 90%.
Frequently asked questions
What is loan-to-value (LTV)?
The loan as a share of the home price. A ₹48,00,000 loan on a ₹60,00,000 home is an LTV of 80%. A bigger deposit means a lower LTV.
Are closing costs part of the down payment?
No. They are shown separately here: extra one-off costs, worked out as a percentage of the home price, on top of the deposit.
Does a bigger deposit always help?
It lowers the loan and the LTV, which lenders usually like — but it also ties up more of your cash up front, so weigh both sides.
